Our Services
Our task is to look at everything to do with the property, from the ground up. We endeavour to inspect the sub floor area, the roof cavity and on top of the roof and everything in between, drainage, ground clearance, penetrating dampness, ventilation, insulation, windows and doors, paths, garden fences, retaining walls, wastewater system, and outbuildings whatever is there.
After the inspection we will phone you or meet you onsite to give you a verbal report and discuss the findings. If there are any issues that will need attention, we will explain the likely costs and how you may go about getting things fixed.
We are not qualified electricians or plumbers, but we will let you know if we think specialist advice or a follow up inspection by an electrician or plumber is necessary.
The charges for building inspection reports vary due to the diverse nature of housing market, location and size. We can quote on several options as noted.

Tim Holmes is an Accredited Builder Residential, Accredited Builder Commercial, Accredited Building Designer Architectural and has been carrying out building inspections continuously since 1988.
Tim has done over 7,000 pre purchase building inspections in Tasmania and is experienced across the full range of building types with a special interest in heritage and traditional dwellings.
Tim has been a Member of Master Builders Tasmania since 1988, he has been a member of the MBT State Council and was the judge of the Master Builders Excellence Awards for 5 consecutive years. His own building projects have won Excellence Awards at State and National level. In heritage, commercial and residential categories.
Tim conducted training courses for Master Builders Tasmania in Building Inspection Procedure and Reporting. He is a preferred inspector for the state government agencies in the sale of public housing and is a consultant to a wide range of building practitioners.
The Building Inspection Tasmania reporting system uses Tim’s ‘findings comments’ which have been honed over many years of inspection, observation and reporting.
